How to Buy - A step by step guide

Purchasing an apartment at the Glarus development could not be any easier, or risk free. Your agent will guide you through the process from start to finish and, with our dedicated support, help provide answers to any questions you may have. We have provided the simple step by step guide for you, below, which gives you an overview of the buying process:

1) If you are interested in buying, but would prefer to come and inspect the development, prior to purchase, we would be happy to welcome you onsite. You can either come and visit us independantly (making your own travel arrangements) or alternatively we can provide you with a tailor made inspection visit (including airport transfers, and accomadation in Glarus throughout your stay). Eitherway, please contact your selling agent who will liase with us in order to ensure a smooth trip to Kavarna.

2) Once you are ready to reserve you will need to fill out a reservation form (including the full details of the buyers, such as name, DOB, passport number etc) and transfer a non refundable 3000 euro reservation fee, directly to ourselves or through your agent. Upon reciept of this amount and contract our lawyers will draw up a simple sales contract between the two parties and this will be forwarded to you, by return (normally within a maximum of 3 working days).

Please remember the offer is being run on a first come, first served basis and due to the amazing sales price we anticipate a great amount of interest. We cannot hold onto any apartments for buyers until we have confirmation that reservation fee has been sent.

3) Should you wish to use a lawyer to check your sales contract either ourselves, or your agent, will be happy to provide contact details of an independant and reputable lawyer or law firm, to do this. You are, of course, also welcome to provide us details of your own lawyer who we can liase with. We would normally expect the signed sales contract to be returned after 14 days, although can be slightly flexible in line with a lawyers/your own requests.

4) Once the contracts have been signed we will then need to fix a date with the local notary in order to arrange the transfer of the title deeds across to the new named owners. Payment of the balance on the amount owed on the sales contract (i.e. purchase price minus reservation fee) will need to be received prior to the exchange of title. Either the named buyer/s or a legal representive will need to be present when the deeds are legally transfered in front of the notary. (a power of attorney can be issued if it is not possible for buyers to attend in person).

5) At this stage you will then have become the official owner of a glorious new apartment in Kavarna! Congratulations. 
However you will also need to officially register your purchase with the local tax authorites and Bulstat (Bulgarian Agency of Statistics who monitor all purchases of property in Bulgaria). Again, if you are not able to do this in person a nominated power of attorney can do this on your behalf.
